First BIG Commercial Project

Back in January I won a bid on a 500 sf commercial job to do the leasing office of a new luxury apartment building downtown with the possibility of doing more for them as new tenents moved in. Just when I was about to give up on the fact I wouldnt be hearing from them anymore, I got a call yesterday from the property manager lady saying "I got a pretty big job for you sweetie (shes a southern belle--haha) if your interested". Well I went there this morning to do some measurements and almost cried for joy (on the inside of course). All the panes measure 33x93 and the total square feet measures out to 2800 SF. They are still in the process of finishing this part of the complex and all the windows are in located in an unfinished hallway on three different levels facing East. They want to keep the hallways cooler as its like 90 degrees during the day in the hallways. They dont want their tenants to be uncomfortable walking to their apartments. I am sure that is the first thing potential tenants will notice when they tour the complex. I will probably stick with a DR-35, the same I used on the leasing office windows. Here are some pics:

It's funny.. when I first saw it I couldn't figure it out since it was a residential doorway palladium window.

Unless something was off with my browser.. I just reinstalled everything today.

Well The property owner wants me to just do the 3rd floor for now. He wants to see if the film will actually make it cooler in those hallways before he takes the crowbar out and opens his wallet for the entire project. And thats after he wanted to lowball me on my quote that was already at the low end of the spectrum for a large commercial project. I did knock off a few hundred which made him happy. I always add a couple hundred to a noncompetative commercial quote so I have breathing room to negotiate.

I also found out today that they didnt even install central air in these halways. And now the owner cant figure out why it is damn hot in there. I will never understand when people build these multimillion dollar buildings and cut corners which in return bites em in the ass later on.
