Shop with gravel driveway??

Well, Im looking for a little advice.

Yesterday I went to look at a shop for rent. Its the perfect size, location is good for me, and the price you cant beat. Really the only problem I see is the gravel driveway. I can just see it gettin ugly on those hot and dry summer days with huge dust clouds, and gettin nice and muddy during rainy days.

Has anyone, or is anyone operating out of a shop with a gravel driveway and parking?? Maybe Im just worrying too much?? :inot

not now but have before

I wouldnt worry about the rainy days the customers cars are going to get muddy anyway it justs a pain in the azz cleanin the shop

in the summer I kept a water sprinkler hooked to a hose outside and wet it down about 3 times a day because of dust

what kind of gravel is it - do you know - caliche, fines, sewage rock -that will make alittle difference, but if the price is right you can make it work somehow

Its #9 gravel.

Ya Ill be talking again with the owner in two weeks so I have a little time to think it over. But ya.....its cheap enough to where I can make it work. The floor inside shouldnt be too hard to keep clean its concrete and painted.

Oh yea, and there's no A/C. Just the 10X13' door and one really small window.

Do you guys run de-humidifiers in the shop if you dont have a/c?? Im in IL, so it gets hot and humid in the middle of summer.

....I can just see a big back glass peice instantly sticking.... :linedrink

make sure you stay in touch with the owner so someone doesnt sneak in and get it

check into a ch/a package unit and pipe it in -they are usually pretty reasonable

I forgot, I might run window units after seeing Mdogs tint bubble - you might look at building one of those it would help also if you start having dust problems

I had a mud pit outside the rear garage door. So bad I could only bring cars in from the front. I broke out my handy-dandy earthmover (18yr old son and shovel :DD ) dug out the dirt next to the door and put in pea gravel. Mud problem solved. Haven't seen a dust problem. No contamination. It's a Good thing! :DD

I remeber a local shop had a gravel drive and I remember the owner saying something about a special biodegradable oil that can be sprayed on the gravel to keep dust down. Maybee he was full of shiznit but it doesnt sound to far fetched
